When a local plumbing company reached out to Ultimate Restoration to assist a Mooresville homeowner with water damage from a dishwasher leak, we dispatched a three-person crew to the home to inspect and evaluate the damage and see what we could do to help. When we arrived, we found a significant amount of water damage to the floor along with water under the tile and pockets of mold growth.
There was also a foul smell in the air, which we initially put down to the results of mold and microbial growth in the stagnant water under the floor’s surface.
Pulling out the dishwasher told a different story: the leak wasn’t coming from the dishwasher at all! We removed the tile and parts of the floor and pulled out our equipment to begin the dryback process using industrial fans and dehumidifiers. When we did, we detected a very slow leak from the main sewage line which appeared to have been going on for some time, unnoticed until the damage and its knock-on effects reached a critical mass.
With mold and microbial colonies, it doesn’t pay to take chances or waste time. We immediately implemented containment protocols to isolate the damaged areas and help prevent them from spreading any further. Then we turned our attention to pinpointing the location of the leak, which turned out to be the main sewer line. Because it was under the home slab, we had to remove some of the slab to repair the damage to the line and prevent it from coming back.Investigating, identifying and fixing the source of the leak was important for a couple of reasons. First, if we hadn’t isolated and repaired the problem, it would only happen again a few years down the line and would likely be worse the next time around! Second, the location of the leak was critical because if it had been from the dishwasher, sink or other fixtures in the home’s interior, it would have gone against the customer’s homeowner insurance policy. Because the line was located within the slab, it was not technically within the interior of the home and therefore it was the financial and contractual responsibility of the customer’s HOA, which helped save the customer time, money and wrangling with her insurance carrier.Ultimate Restoration was able to remove and replace the damaged flooring and tile. Once we verified the supports for the sink and counters were dry and free of mold and microbial incursion, our crew added 2x4s to brace the sink and counters so they would have a little more stability and durability, meaning they wouldn’t have to be taken out. As of press time, the affected cabinetry in the kitchen is in the process of being rebuilt and restored to the original condition, and we anticipate the homeowner being able to return to her customary life very shortly!
